Where is Enact based, and what areas do you cover?
Enact has offices in Leeds and Hull, but as an online conveyancer, we operate nationwide across England and Wales. Our digital platform allows you to complete tasks and upload documents easily, without the need for in-person visits.
What types of conveyancing transactions do you handle?
We specialise in most residential sales and purchases. However, we are unable to assist with:
- Commercial properties
- Company purchases
- Auction purchases or sales
- Properties over four storeys
- Properties valued over £2.5 million
Why do conveyancing costs vary?
Conveyancing fees vary considerably from firm-to-firm, but then so do levels of service. Experienced conveyancers may charge more but can help you avoid costly issues. Cheaper options often exclude key services, so always check what is included when you get your quote.
Leasehold properties, new builds and shared ownership matters often require more legal work and can cause fees to be higher.
Enact work on a fixed-fee basis, with all fees related to your sale or purchase included from the start. These costs won’t change unless the circumstances of your move do.
How long does the conveyancing for a normal sale and/or purchase take?
Typically, the average length of time it takes for a property sale or purchase to complete is approximately 16 weeks. However, it can be shorter or longer, depending on the length of chain you’re in, whether you need mortgage finance or if something unexpected comes up in the searches or enquiries.

Can I use the same conveyancer for my purchase as well as the sale of my property?
Yes, keeping your property sale and property purchase with the same conveyancer is best practice. Liaising with two is possible, but it can make things a little more complicated and confusing in the long run.
